Roof Replacement Questions
How much does a new roof cost in Jackson, TN?
For a typical 2,000 square foot single-story Jackson home with architectural asphalt shingles, expect somewhere in the $9,000 to $15,000 range for a full tear-off and replacement. Steeper pitches, multi-story homes, complex valleys, and premium materials all push the price up. Metal roofs typically run $14,000 to $25,000+ for the same square footage. We give exact pricing on-site, free.
How long does a roof replacement take?
Most Jackson residential roof replacements are completed in one to three days, depending on size, complexity, and weather. We do tear-off, decking inspection, ice/water shield on valleys, underlayment, drip edge, shingles, flashing, and ridge venting in that order. We do not leave debris in your yard overnight.
What's the best time of year to replace a roof in Tennessee?
Spring and fall are ideal because the temperatures let shingle sealant strips activate properly. We work year-round, but in summer we start very early to avoid attic heat, and in winter we watch the forecast carefully. Roof emergencies do not pick a season, so we handle storm damage and active leaks any time.
Architectural shingles or 3-tab?
For Jackson homes we recommend architectural shingles in almost every case. They cost only a little more, last 5-10 years longer, look much better, and stand up to West Tennessee wind much better than 3-tab. Brands we install include GAF Timberline, Owens Corning Duration, and CertainTeed Landmark.
Storm Damage & Insurance Claims
How do I know if my roof has storm damage?
Look for: shingle granules in your gutters or at the base of downspouts, missing or curled shingles, dented metal vents or flashing, dings in soft metal items like gutters or AC fins (a hail indicator), water stains on your ceiling, or daylight visible from your attic. Any of these signs and you should get a free inspection.
Will my insurance cover the new roof?
If the damage is from a documented storm event (wind, hail, fallen tree) and your policy covers it, almost always yes. Most homeowners with covered damage end up paying only their deductible. We document everything, prepare the supplemental scope, and meet with your adjuster.
Should I file a claim before getting an inspection?
Get the inspection first. We can tell you whether the damage is actually claim-worthy. Filing a claim that gets denied still goes on your insurance record. Calling us first is free and protects you.
What if my insurance company will not pay enough?
We routinely deal with under-scoped initial estimates. We can write a supplement with line items the original adjuster missed (code-required upgrades, hidden damage discovered during tear-off, etc.) and submit it for approval. This is normal and expected.
Repairs
Do you do small repairs, or only full replacements?
Both. Many of our calls turn into a $300 to $800 repair after we inspect. We do not try to talk you into a new roof you do not need.
Can you fix a leak today?
Active leaks usually get same-day attention, even if it is just an emergency tarp until we can do the permanent fix.
My roof is leaking but I cannot find the source. Can you help?
Yes. Roof leaks often originate far from where you see the ceiling stain. Water travels along rafters before it drips. We trace it back to the actual entry point. Common culprits in Jackson homes: failing pipe boots, loose chimney flashing, exposed nail heads, and valley underlayment failure.
Materials & Warranties
What warranty comes with a new roof?
Two layers: the manufacturer material warranty (typically 25-50 years depending on the shingle line) and our workmanship warranty (5-10 years depending on the job). We give you both in writing.
Is a metal roof worth it in West Tennessee?
For the right home, yes. Metal lasts 40-50 years (vs 20-25 for asphalt), stands up to hail and wind better than any shingle, can lower your homeowners insurance, and is much more energy efficient in our hot summers. The upfront cost is higher but the lifetime cost per year is often lower.
